| Let
me tell you a little about its history…
The first building was the barn. It was built as part of the Carpenter-Perry
mill complex in the 1800’s. It is peg and beam construction.
Originally, it was used to build carriages; one of which was for
a president. Its size is approximately 30 x 36. It has (5) stalls,
a hayloft, attic, and basement. A stable license can be obtained.
There are (2) hydrants in the fields. The barn has 220-volt service
available. There is some work that needs to be done to restore the
barn to pristine condition.
The main house was built approximately 160 years ago. The foundation
is fieldstone. The kitchen wing was added in 1851. Since we purchased
the house in 1992, we have made many improvements. In 1993, we reshingled
the roof, replaced all the windows, and added skylights in the kitchen
and upstairs hallway. We replaced the boiler (oil fired/forced hot
water) in 1994. A laundry area/mud room and the in-law apartment
were added in 1995. We also added an additional 300 square feet
to the family room (adding (3) skylights and an air conditioning
unit). Approximately 160 square feet was added to the kitchen in
2002. Between 2003 and 2005, we removed vinyl siding and replaced
it with cedar clapboards and cedar shingles. A second driveway and
two garages (one with a garage door opener) were added when the
in-law addition was built.
The main house has three bedrooms. All bedrooms have large closets.
There are two on the second floor; one with direct access to the
bathroom. Also, on the second floor is a den/office. Attic access
(over the kitchen) is directly off the upstairs hallway. There is
one bedroom on the first floor with attached bath. There is a total
of (3) full baths in this house. The first floor also has a large
family room, living room, large eat-in kitchen and pantry. The living
room has a wood/coal-burning stove, and there is access to the full-unfinished
basement from this room. Other than the family room, kitchen and
bathrooms, all rooms have newly refinished hardwood floors. The
house is inviting, open and bright!
The basement contains the oil tank, boiler, hot water heater, well
tank, deep sink, root cellar, and an original colonial brick oven.
The hot water heater, stoves, and dryer work off of propane gas.
An artesian well supplies our water and a septic system is in excellent
working order. There is 220-volt service available in each building.
There is a small porch on the south side of the house and a small
deck at the rear entrance. The front of the house (cedar clapboard)
and the trim have been freshly painted. The cedar shingles on the
sides and rear of the house and apartment have been power washed.
The in-law apartment has one bedroom, handicap accessible bathroom,
and a cathedral ceiling living room and kitchen area. A large bay
window lets in plenty of light. It has its own small porch at its
main entrance. The second way of egress is the laundry/mud room
area. Parking is ample.
All appliances are included with the sale; they will suffice for
the time being; however, in the future you may consider upgrading.
Cable access for TV, telephone and Internet has been installed.
Located in a very desirable area, the land is one of the greatest
assets of this property. The mature landscaping adds to the country
charm. Included on the property is approximately 1.25 acres of Invisible
Fencing. Two control collars are available (if needed). This historic
area brings you a beautiful view of the newly restored Perryville
Dam. Our land is agriculturally zoned. For such a quiet and private
area, you are within 15 minutes of Taunton, Attleboro, Providence,
and Swansea. Three train stations are about 15 minutes away (Attleboro,
South Attleboro, & Providence). Route 44 and 118 in Rehoboth
are just a (2) minute drive. Rte. 195 & 95 are within 15 minutes.
In about 25 minutes, you can be on Rte. 495. Two country clubs are
within a 5-minute drive. Rehoboth Country Club (public) is less
than a 1⁄4 of a mile down Perryville Road. Hillside Country
Club (semi-private) www.hillsidecountryclub.com
is less than a 5-minute drive. Both are 18-hole golf courses.
We’re not finished yet!
Attached to the barn is a garage we originally built to store our
sailboat. Now it is home to an aboveground lift. The addition is
15 x30, with very high headroom. Two large doors allow for easy
access.
Also, there is the workshop, which is 24 x 24. We’ve used
it for woodworking and storage. The walls are insulated and there
is an attic, which has access from outside and inside. A large sliding
barn door gives you easy access. Behind the workshop area is an
additional storage area for things like riding mower, pool equipment,
etc.
